Identifying maintenance risks on equipment, reading technical diagrams, and adhering to safety procedures and local building regulations are essential aspects of the HVAC Technician’s responsibilities. ESSENTIAL DUTIES AND RESPONSIBILITIES:- Perform maintenance and service repairs on heating, ventilating, and air condition systems.- Install new units or replacement parts for existing units according to specifications and established safety guidelines.- Identify maintenance risks on equipment.- Read blueprints and/or technical diagrams.- Understand and follow safety procedures, including State and Local building regulations.OTHER DUTIES AND RESPONSIBILITIES- Performs preventative maintenance with all building maintenance and/or cleanliness-related items. - Submits requests for expenditures associated with repairs, upkeep, and improvement to the Facilities Manager.- Perform scheduled and nonscheduled repair, maintenance, and installation of machinery, tools, and/or equipment to ensure continuous and safe operation of the property.- Accountable for OSHA compliance of the property and will be active participant of safety compliance.- Implements and monitors controls designed to assure full compliance with all federal, state, corporate and property laws, policies, and/or mandates.- Perform other duties as assigned by the Facilities Manager.SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.
